RADON MITIGATION SYSTEMS


HOW RADON MITIGATION WORKS
Radon levels are corrected through a radon mitigation system.  Radon seeps into your home through the foundation and once inside, can travel to other areas in your home.  The first step in mitigation is to prevent as much air as possible from entering the home.  A radon mitigation system is the only way to to do this.  This usually involves installing a custom designed pipe and fan system to actively pull the air from beneath the foundation and vent it outside away from windows or other openings.  These are permanently placed and run continuously.

WHERE IT'S INSTALLED
There are many options available.  The most basic radon mitigation system is installed in an unfinished area of the basement and out to an exterior side or back wall of the house.  In some cases, the system may have to be installed in a finished wall or closet area while other systems can be placed internally through the attic or garage.

Radon Mitigation of Maryland works closely with it's customers to determine the type and location of the system, to find solutions that will conceal it as much as possible, and to match the system to the look of the home.  Your curb appeal is important!
FREE Post-Mitigation Radon Test
Following the installation, you will receive a free sealed radon test kit with prepaid postage to a top independent radon testing lab for analysis.  It is highly recommended that you test your home several days following the installation.  This will confirm the proper operation of the installed radon mitigation system.

TYPES OF RADON MITIGATION SYSTEMS


Sub-Slab System

Sump Pump Pit System

The most commonly installed mitigation system is a Sub-Slab System. This type of system requires digging a small opening in your foundation and installing a pipe into the hole. This creates a vacuum underneath the foundation forcing radon gas to travel to the suction hole and through a pipe. The pipe is extended out to the exterior of your home where a radon fan vents the gas safely outside.

Pre-Installed Passive System

A Passive Radon System is a perforated piping system that is laid under the foundation when the home was built. They are similar to active systems, but do not include a radon fan.  If your home has a passive radon system, you still need to test for dangerous levels of RADON gas.  You may need to add the additional piping, fan and exterior exhaust to mitigate the home to an acceptable level.

The Sump Pump Pit System is another common way to remove radon where a sump pump is currently in the home.  The pipe is installed directly into the lid of the sump pump and the sump lid and surrounding pipe are sealed air tight to create a vacuum seal.  Air travels through the existing drainage tiles that run beneath the foundation up to the suction pipe where a radon fan vents the gas safely outside.

Crawl Space Vapor Barrier Sealing

Crawl Space Vapor Barrier Sealing may need to be added to the radon mitigation system if you have exposed dirt or gravel under your home. The space is sealed and a vent pipe and fan are installed to prevent any radon, air, or moisture from entering your home.  Every home is different and there are many factors that will determine whether or not your crawl space will need to be sealed.

Has your home been tested?  Radon Mitigation of Maryland offers an indoor air testing service that monitors and accurately detects the radon level in your home.  Using a highly accurate continuous radon monitoring (CRM) device, I am able to provide hour by hour documentation of the radon levels in your home, including your short-term radon levels and an overall average.  Once I learn the severity of radon gas levels in your home, I can walk you through the process of what it will take to properly mitigate your home below the recommended EPA safety level.

Already have a system in your home?  If you have a current radon system that is old, or if you are not sure if you have an active system or a passive system, you should have your system inspected.
